The true facts for homeowners who are considering selling their homes themselves:
QUALIFYING: For Sale By Owner Ads attract unqualified lookers. Brokers are experienced in qualifying buyers financially before showing your home. Brokers don’t waste your time.
UNDERPRICING DANGER: Since owners are not familiar with the market, they sometimes under price their homes and by the time all costs and expenses are paid, they net less money than if the sale had been handled by a competent broker.
JUSTIFYING THE SALE PRICE: Prospects do not buy until they think the selling price is right. Brokers have records of comparable homes in the area to justify the sale price.
ADVERTISING EXPOSURE: The owner is advertising one home. The Broker is advertising many homes. A prospect will call on one ad and often buys a home other than the one he or she called on. Thus, Brokers have more prospects.
PURCHASER NEGOTIATIONS: Inexperienced owners often encounter difficulties in negotiations and sometimes lose the prospects as “impersonal professional go-betweens”. Brokers are in a far better position to negotiate towards a sale.
LEGAL CONTRACT: If a sale is negotiated, a legal “Purchase Sale Agreement” is necessary. One wrong word can invalidate any Purchase Sale Agreement and allow the buyer to back out. Brokers are skilled and trained to create legal documents that insure final closings.
FINANCIAL PROBLEMS: Financing is normally arranged by the selling Broker. He or she places many loans through several lending institutions. He or she is in a better position to obtain a more favorable loan for the buyer and in cases of refinancing, will obtain a reasonable discount point quote, thus saving the seller money that certainly helps make up for the commission.
